You say you're looking for an existing source to 'build on' essentially and a good guide for setting it up...
Before you do that you need to decide what type of source you want to use. By this I mean are you willing to put real work into this in order to have a GOOD private server or do you just want something that you can run a file and have a finished or nearly finished server?
It sounds like you guys might be willing to put some work into this (which is FANTASTIC) in which case I'd suggest using hybrid's source (either the old base source or his newer project manifesto source which is FANTASTIC)
Regardless what source you decide to use, you can switch the client patch it runs down the road, the first step is to learn how to use the source you chose properly and get comfortable with coding. After that you can change to any patch you want.
For reference, here's fang's awesome list of public sources, what patch they run and what's good/bad about them (it's not full but it's a nice start)
Once you decide on a source to use you can worry about how to set it up properly (I strongly recommend project manifesto.. it's the best public C# source out there I've had the pleasure of reading through... that being said it uses far more advanced coding concepts then many other sources so understanding the code may be harder for you... If that's the case his 5017 base is still a FANTASTIC resource.
